This building is one of the last remaining warehouses to be converted within the new landmark “Dumbo” district. Apartment layouts with maximum massing were previously developed for the half block 135,000 sq ft brick structure by Scarano Architects. Our task is to develop and design the roof scape, facade and all public interior and exterior spaces. The roof apartments were given transparency in contrast to the building’s brick solidity and unified with a reflective louvered shading system protecting the apartments from summer sun and bringing sunlight to the north apartments.

The building’s interior courtyard will have a 100 foot pond extending into the lobby and will be illuminated by a solar reflector array located on the court’s north end roof. The main entry from Water Street is approached by steps and ramp through a two story high outdoor lobby space.
